We would like to remind owners of the Clifden Glen Bylaws, (click link for download) which are based on the original Deeds of the properties and the CGM Shareholders Agreement and set out the Covenants of both the Management Company and Owners in relation to the estate and properties at Clifden Glen. In particular we draw your attention to clause 2.6 and item (viii), which state that owners must seek approval from the management company before carrying out any work to their property. In addition no external building work should be carried out during the period 15th June to 15th September (see (ix)) to ensure there is no infringement on other owners or visitors enjoyment of the estate during peak summer months.
We remind you that no walls or fences can be erected on on individual garden sites. Whilst we support any owner who wishes to improve their property at Clifden Glen we also ask that owners are mindful of the impact on ongoing landscaping and maintenance – in particular planting flower beds or installing patio areas will result in additional strimming work for our maintenance staff.
Any owner carrying out refurbishment or repair work to their property must ensure that contractors are aware that building refuse, unwanted furniture or electrical goods cannot be disposed of in our bin compounds. Our bins are for general household waste only and dumping of other materials will result in bins not being emptied by our waste collection service. This causes additional expense to the Management Company and inconvenience to our owners, residents and visitors as bins become full due to non-collection, especially in busy periods. Dumping of items that do not constitute general household waste in our bin compounds also impacts on our site staff who have to spend time dealing with the removal and disposal uncollected items. It is each individual owners responsibility to ensure that all building materials and unwanted items are removed from the estate in a timely manner.
